Retail, Office Space and Assisted Living Facility Proposed for Blue Barn Road

Heatherfield Commercial is hoping to build an office building with retail space, as well as an assisted living facility and memory care unit, at Blue Barn Road and Oakview Drive in Upper Macungie.

Rick Koze, owner of Kay Builders, presented a sketch plan in October to the Upper Macungie Planners to get feedback. Kay Builders would be the general contractor on the project.

The plan calls for a two-story, 30,000-square-foot office building that would house Kay Builders and a new Design Center on the upper floor, Koze said. There would be additional space for other offices, such as for a dentist or lawyer.

On the first-floor retail level, Koze envisions businesses that would provide services to the community, such as a hair salon or physical therapy unit.

"We're trying to provide some services to the local area," he said.

The other two-and-a-half story building, at 62,000 square feet, would house an assisted living facility with a memory care unit, Koze said.

Koze said a market study has been done on an assisted living facility. "We feel pretty good about that demand," he said.

After meeting with Upper Macungie planners, Koze said, "We have guidance now." 

A traffic study and storm water management plans are next. Koze said he hopes to make a formal presentation to the planners early next year, possibly January or February.

If all goes well, including with permitting, Koze said he hopes to break ground in fall 2013.
